  • A plan for the equity you've built, including a 1031 exchange if it fits

How it works

01

Share your numbers

Send your last 12 months of bookings and costs. Ranges are fine to start.

02

We compare your options

Keep, renovate, or upgrade, side by side, with the assumptions shown.

03

You decide, no pressure

If keeping wins, we'll tell you. Our job is the right answer, not a transaction.

Run your own numbers

Cash needed, mortgage, rental income, costs and cash flow, with a cautious case right next to yours.

Your next step

Tell us where you are. We'll send the real numbers.

No projections dressed up as facts. We'll match you with properties that fit and show the booked income, the costs, and the downside before you commit to anything.

Tax treatment depends on your situation. We coordinate with your CPA; we don't give tax advice.

Compare keep vs. upgrade

Takes about a minute. Ranges are fine - this just helps us send you the right numbers.

Your details stay private. We never share them.

Questions we hear

Should I renovate or sell my older cabin?

It depends on what the renovation adds in bookings versus what it costs, and on what your equity could buy instead. We run both cases with your real numbers so you can compare them directly.

Can I trade up without paying tax on the gain?

A 1031 exchange may let you defer capital gains when you move into a new investment property. It has strict rules and deadlines, so we coordinate with your CPA and a qualified intermediary.

What if my cabin isn't worth what I hope?

We'll tell you straight. Pricing it right from day one is what sells it, and an honest number now beats a year on the market.
